A colonial cottage home renovation with a modern extension. The Owners adored cottages and after the long hunt to find one to purchase they began instantly on renovating and restoring.

This project consisted of restoring the original cottage to its former glory by polishing the beautiful wide floorboards, revealing the breezeway feature that were covered above the internal doors, opening up the verandahs that had been closed in and provided the privacy with lattice, and general maintenance to the electrical and stormwater that is always required with Colonials.

The first step in this home renovation was designing an Ensuite and Walk In Robe in the existing closed sleepout/verandah running along the side of the house.  The design concept provided by Andy at Main Layne not only worked to fulfil the entire space and criteria but also created a WOW factor.  The Ensuite ceiling designed in CEDAR timber slats shaped into wave generates ambience and the amazing aroma to die for every time you bathe!

The next step was the modern extension on the rear of the house.  The tired rear bi-folding doors had had their day and the typical pokey roof that tall people had to duck for had to go.  The desired effect requested here was to open up the existing house to adjoin the Kitchen, Lounge and Dining to the outdoors and create the sense of space and use to the lifestyle of the family.  There needed to be space to move freely between these main living areas and bring an abundance of natural light into the house.

 The rear extension was to incorporate a utilities/laundry room and an additional living area that was to be built in surrounding glazed panels, a feature wall that would tie both inside and outside together but be sympathetic to the rest of the colonial aspects of the existing home. All new decking that would be stepped to segregate different areas with a contemporary skillion roof above lined in a design to tie in the Matrix panelling used to clad the new external walls.

A truly rewarding project in which incorporated not only the ability to build and construct but to design also.

Others works carried out in this project were a complete landscape restructure to the rear yard.  The yards being so large were contoured with all the lumps and bumps in the wrong places.  In heavy rains water would pond.  The existing 50 year old chainwire fences were holy and generated NO privacy at all from any of the adjoining neighbours.  The Main Layne crew brought in the machinery and ploughed the yard to level with an allowance for water flow to get away and not pond.

Again designed by Andy - a timber fence with a difference, creating atmosphere and the much needed privacy.

Having done many projects for these Clients it was a pleasure to finally do the house they now are going to call home!
